Complicated mortgage with a friend

With all the recent tax changes it has made what can be claimed back a bit complicated for me!
Myself and a friend are looking at getting a property together (we already own 1 each).
I am going to live in it and plan on selling my other property within the next year, therefore would like the possibility of claiming back the 3% excess stamp duty upon sale of other property (currently buy to let) and getting a residential mortgage.
However, since he won't be living in it does this make it not possible?
