Mortgage fees

Hi,

I am currently trying to get a mortgage for a property however I am struggling as I am only on a one year fixed contract. Halifax have said they will give us a mortgage but the fees seem particularly high. I wondered if anyone could give me advice on this please.

The house we are buying is 280,000 and we are putting down 10%.

They have offered 40 years at 2.34%


The fees are:

Account fee: 295.00
Arrangement fee: 999.00
Valuation fee: 430.00

Leader conveyancer: 161.00
Broker: 99.00
Broker: 199

Any advice would be greatly appreciated

    With only a 10% deposit. You are not going to obtain a low interest rate mortgage with no product fees.

    I can't see the problem here.

    This rate and these fees are not excessive for the market and you are fortunate to offered lending if you have limited contracting history.

    Norwich and Peterborough 2 year fix 2.49% Fee free. 90% LTV

    Not sure how this matches up with your current offer as you didnt state the fixed term, im guessing 2 or 3 years? slightly higher rate, but smashes the fee costs.

    Worth a phone call at least.
