28 day exchange on new build?

We have been looking at new build properties (Taylor Wimpey) and they have said that they require a 28 day exchange. Does anyone know if there is likely to be any flexibility on this? For example if they know you have searches proceeding etc. I spoke to a local agent today and they told me that the current turnaround is around 8 weeks to exchange due to slow searches and various other delays.

I am reluctant to start things earlier on my end as I am already aware that there will be a delay for my buyers because we will need to wait until the property we are buying has been fully built before we can complete!

    They will sometimes flex slightly, but may pull the house out from under you if at any time they think someone else will be quicker than you.

    I wouldn't touch a TW house with a 10 foot pole...

    Bellway gave me 6 weeks although there will be some flexibility. Both myself and my buyer had mortgage offers issued today, 2 weeks after making the reservation so it's looking as good as it can do so far for exchange at the start of September.

    We had 28 days with DW. We exchanged yesterday and it took a total of 5 weeks. They do not get pushy and just waited until sorted. It will depend on the builder and the hold up.

    We reserved our house from CrestNicholson 6 weeks ago on a 28 day exchange agreement but they are not very strict on that. I think all builders are flexible on 28 day exchange.

    Most builders are flexible as long as you're making progress.. many people exchange within 6-8 weeks with a 28 day agreement.. I guess without 28 day agreement people will just take their time and the whole process can take much longer

    Do you mind me asking why? Is it related to the quality of the build/aftercare/something else?

    Depends on whether it's already built or off plan as well

    Usually some wiggle room unless it's particularly close to a year end/ half year
