Advice on second home etc

Hi, I'm a newbie and hope you can throw some light on a question for me?
Myself and my dh, own a house worth 90k with a 48k mortgage, we also own a small commercial property (in use) outright valued at 22k. Within the next 5 years we want to buy a detached property around 150k to be our last home, and rent out our current home. I'm self employed, dh is employed but on a low wage. I'm putting savings away to fund a deposit on our new home, because due to family circumstances we can't do this next week, it could be 5 years away.
I want to know:
Would I be able to use our current home/commercial property against the new one as a guarantee?
Would I remortgage my current home on a buy to let?
What iyo would be the best option with this?

Thanks for reading, I just need to have some clarity over this. :)

    Who knows what house prices will be in 5 years time?They could quite easily far outstrip your ability to save.
    Why don't you sell your current house and buy the "forever" one now. Would save on stamp duty, give you five years if living in a nicer house, and avoid a lot of hassle and risk being a landlord.

    Why indeed do you wish to be a landlord? Can you explain the figures here on why you imagine you'd make a profit?
