Hi
I bought a house with my ex partner over 8 year ago-we have now been split up for the last 2 years. in these 2 years I have been paying the mortgage and house insurance and my new partner who now lives in the property pays all household bills. things have gone bad with my ex now she is demanding rent off my partner (3000 pound) the mortgage I pay is 234 per month interest only. is she able to claim anything as obviously my partner and I share a room and the ex as not contributed to any mortgage payments for nearly 2 years.

This sounds a little strange to me. Is your ex still living in the house? Is selling it and splitting the proceeds not an option?
Most to the point, is there any kind of tenancy agreement in place? If not, I would suggest your ex's demand for rent is tenuous at best, especially if your current partner is contributing to household bills.0 -
No my ex lives miles away....selling is not a option because of negative equity.... I think it's strange too!!! X0

The sooner you get her off of the property deeds the better.

Yeah, if there is/was no written agreement in place regarding your partner paying rent, then the usual applies: A verbal agreement is not worth the paper it is written on.
Perhaps your ex wants his/her half of the value of the house, to which they are entitled but, if it is in negative equity, all he/she would get is half of the debt. Perhaps communication is key here, after all half of the house (unless you have a legal, written agreement stating otherwise) belongs to your ex. Selling at this time would seem inadvisable from a financial pov but they may just want to draw a line under your relationship and move on.

How do you propose dealing with the negative equity? Until it's resolved you'll maintain your relationship with the ex.0

You are an owner living in your property and can have others of your choosing live there. Your ex has the legal right to move in, and has tge option of forcing a sale through the courts if they choose, however they can't make your guest pay them rent.Don't listen to me, I'm no expert!0

...she really does not want to move back in, and the mortgage company won't allow us to sell because of the negative, she is just trying her luck I think x0
