FTB Private Sale

Myself and partner are first time buyers. We have been looking for a place for almost a year we have put in a offer for a house and this has been accepted. This is a private sale (someone through a friend) the home report was done last week by the seller.
During our morgage application appointment we were advised the home report that was done is not on the approved panel list and now after googling the company the reviews used are not great. The company is select surveyors. We have now been advised we can get the home report done ourselves for £275 through TSB. I am looking for advice? Should this still be taking care of by the seller even though this is a private sale?
