Right to Buy Mortgage

Just looking for some advice.
I have applied for right to buy on my house and the valuation came in higher than expected at 290k, I'm entitled to the full reduction so the purchase price would be £212k. I earn 36k a year and I have an extra 10k I can put down, I know it's stretching it but is there any possible way that I can get this mortgage?
Thanks
Ali

£180k is the maximum you will be able to borrow, less in most cases.
Credit, dependents, a shorter term and ground rent & service charges etc will reduce that as well.I am a mortgage broker.
