Mortgage without my husband

I just called my mortgage provider - The Post Office (Bank of Ireland) to remove my sister from my mortgage. Since buying my house I got married and my sister now wants to buy a house of her own.

I was told that it might be the case that I'm not allowed to get a mortgage on my own because it's a rule that married partners should get a mortgage together. Unfortunately my husband has bad credit history and will not be able to get a joint mortgage with me.

So, my question is..... does anybody know of an bank/ building society/ organisation whereby this is not a restriction - i.e. as a married woman I can get a mortgage on my own without my husband?

    There is no such "rule" that a married couple must both get a mortgage together. However, most lenders have a policy that married partners must both be on the mortgage deeds and only a handful of lenders do not have this requirement. I would consult a good whole of market broker - you must be able to show that you can afford the mortgage on your own. It is not possible to simply remove and add people in a mortgage contract.

    Agree with Malmo, most lenders will want both parties on the deeds but there are a couple that will allow this. You do have to consider the emotional impact on your husband if he's not going to be party to the mortgage- I had to do this with my now ex husband once and it affected his sense of self worth very badly.


    Get a broker to look at both options for you, how you would stand with him on it, and what products would be available without him on it. Only then can you make the right decision.

    had same situation in past. (4 years before)
    Now I have my own mortgage with barclays (woolwich).
    Indeed there is no rule if you are married than you cant get mortgage alone, but yes most of the lenders do not lend with one applicant who is married.
    BARCLAYS has no problem with that..try it..you might get it in 1 week due to no rush..however it does count your affordability.

    I can think of at least half a dozen lenders who will not have a problem with this.
