Small mortgages

OH and I are looking to move in the next year or so and are lucky to have cash / investments to cover 80% of the house price. Will it cause any problems getting a mortgage of approx. 20% of the house value ? (I seem to recall reading somewhere it can be hard to get a mortgage for under 25% but I might have dreamt it !)

    Its under £20-25,000 where the pool of lenders start to reduce, not 25%.

    But there would still be enough options at decent rates.
