Paid off mortgage BUT

I paid off my mortgage thirteen years ago and the mortgage company (Portman) sent me the deeds. No letter with it, just out of the blue, so I simply put them in a safe place (filing cabinet in the spare bedroom). Time flies and I've now been told by my solicitor that there is still a charge showing on the land registry - apparently I should have sent the deeds to the land registry but nobody thought to tell me this at the time. Portman no longer exists, taken over by Nationwide whose records don't go back 13 years so they can't help. The land registry say I'm shown as the legal owner but the charge is still there.
What do I do to remove the charge which shouldn't be there.

If Nationwide have no record that you have any account with them or owe them anything they should be able to discharge the charge.

Why?
One would assume any sealing fee was paid to the Portman at time of redemption which triggered them sending the deeds.
Nationwide's problem to sort out - They bought The Portman and any legacy issues that go with that are theirs to remedy. OP shouldn't have to pay for this.
If they won't entertain it then a simple complaint is all that is in order to get the ball rolling.0 -
chesky - just to be sure I assume there is nothing with the deeds which confirms that the charge (mortgage) has been redeemed (discharged)?
Did they provide for example a form DS1 or have they endorsed the charge in some way? The latter is unlikely as it was 13 years ago and that method was used many years ago.
If nothing with the deeds then as posted something for Nationwide to resolve for you. Portman transferred to Nationwide in 2007 and hopefully they will be able to unravel the issue for you and send us the required evidence to remove the charge.“Official Company Representative
