    Nat West will allow a deposit between 5% and 20% of the purchase price on H2B EL. No problem.

    You could always try another lender or look to make an overpayment as soon as you take out the mortgage if you weren't planning on this anyway which based on affordability comments above you possibly didn't plan to.

    Highly possible that is where the misunderstanding originates from. I still return to the affordability criteria that the lender will use (albeit internally) when considering the mortgage application.
