solicitors fees

Hi all, so my first offer on a property has been rejected and I am considering making an increased offer, however I was close to my budget anyway and am now trying to work out how much I can realistically go to.

I have priced in the cost of the increase, the stamp duty and the valuation fee but what, on average could I expect to have to pay a solicitor? does this go on the value of the house (the revised offer would be about £235k) or a flat fee?

Any help would be greatly appreciated,

    there is normally some involvement between price paid and the fee's charged by the solicitor. What i would suggest is you just give the a few local solicitors a ring and get a quote on a few different purchase prices, its likely to be the only free bit of information you get from them :)

    As to fee's, well that's down to the lender but with the exception of what you have listed the only cost i can see is arrangement fee's if any.

    Remember to actually cost for the silly things though, such as final gas bills, and the actually cost of getting your stuff from a to b.

    Expect to pay:
    Solicitor's fees
    Survey (one of: basic, homebuyers, structural)
    Local search
    Land registry search
    Land registry
    Stamp Duty
    Bank transfer
    Deposit
    Leasehold transfer (if a leasehold property)
    Landlord's registration (depending on what sort of property it is)
    Contaminated land search (optional)
