solicitors fees

Hi all, so my first offer on a property has been rejected and I am considering making an increased offer, however I was close to my budget anyway and am now trying to work out how much I can realistically go to.
I have priced in the cost of the increase, the stamp duty and the valuation fee but what, on average could I expect to have to pay a solicitor? does this go on the value of the house (the revised offer would be about £235k) or a flat fee?
Any help would be greatly appreciated,

there is normally some involvement between price paid and the fee's charged by the solicitor. What i would suggest is you just give the a few local solicitors a ring and get a quote on a few different purchase prices, its likely to be the only free bit of information you get from them

As to fee's, well that's down to the lender but with the exception of what you have listed the only cost i can see is arrangement fee's if any.
Remember to actually cost for the silly things though, such as final gas bills, and the actually cost of getting your stuff from a to b.0 -

Survey (one of: basic, homebuyers, structural)
Local search
Land registry search
Land registry
Stamp Duty
Bank transfer
Deposit
Leasehold transfer (if a leasehold property)
Landlord's registration (depending on what sort of property it is)
Contaminated land search (optional)
