What the above shows is that the UK average is mostly meaningless people dont buy one UK unit of property they buy in a certain region. This is why the banks when they use indexation figures for remortgages dont use the UK figure but the regional figure.
UK Property has not been a great investment over the last 10 years apart from London and to a much lessor degree the South East. Even in London there has been a divergence between inner London which has done better than outer London.

Yes he simply said that prices in the regions varied which is good but not what I was asking for. I was asking for a video or article some time ago predicting the future trend of the regions
eg how many people said 10 years ago London prices would double, but that much of the north and midlands would be flat and gave reasons for it.0 -

No QE
No ZIRP
No HTB
No FFL
If the market had had none of those things, it would point to the economy having been profoundly different over that period. If you can outline what you think those corresponding differences looked like, it might be possible to consider your question. Otherwise it's a bit like asking what would have happened if the Luftwaffe had had jet fighters in the battle of Britain.0
