How much to offer?

I have been checking a house I like, it has been on the market for nearly 4 months. It has been reduced twice and is now for sale at 350k. I have checked the website for houses sold in this area and in my opinion, it is still over valued, that's why it has not been selling. Hubby told me to arrange a viewing and then offer 320k as first offer and then gradually increased the offer. I do like the location of this house. I told him I will not do it as I do not want the EA to be rude with me, it has happened in the past. Hubby says the market is slow now and they need our custom. Any advice of what I should do, do not want to offend the seller as well. I have also a friend house house is on the market at 410k and he told me he will accept if he gets an offer of 375k. Bought the house years ago for 125k. Thanks

it's not for the estate agent to decide, but the vendor - they have to put your offer forward.

320K would be a very reasonable first offer on a price of 350 - I'd probably try 300 to begin with.
