Can we possibly get a mortgage?

My wife and I just moved to pittsbugh after traveling the world for the past 3 years. We previuosly owned a home in Albuquerque and sold it before we left. We. Both have excellent credit near 800. We have zero debt, no credit card debt, own our vehicles. We have enough money invested in mutual funds to buy a home outright but dont want to cash out and would prefer to get a mortgage and only take out what we need for down payment. We are looking at homes around $120,000 and would put down around $15,000. We are renting and our rent is way higher than our mortgage would be. I am only working part time and earn $1000/ mo. My wife has just started a new job that is commission only so her income is minimal. I cant stand renting and living in an apartment. What chance if any do we have under our current situation?
