question for any brokers

I have a question - if your lender asked that you clear a debt before they will lend to you, do you have to wait until your credit file has updated? How do you prove you have paid the debt?

I am worried that my Next account may have had an impact ( it had been £500) but I didn't declare this as I had cleared this about 3 weeks ago - but I assume this will still show on my credit file?

    A £500 balance is unlikely to make £10k difference.

    Yes I understand that but was more concerned about the credit cards. They told me to pay them off but will I have to wait until my credit file updates?

    No.

    The requirement is "on or before completion" not immediately.

    It is sufficient for now to say you will pay it off.

    If an earlier balance is higher and it may not yet be visible to the lender, enter the higher balance.

    Yes my broker confirmed this today. I already paid it so its done now. Its with the underwriter now but have a bad feeling they will come back again.

    So frustrating as we both have clean credit files and very little debt. We're not even looking to borrow that much!
