Valuer Complaint.

How do you make a complaint about a valuer? I had a house valued for a mortgage and the valuer made assumptions about the property and the access which are not true. He would not value the property and the mortgage was declined. I am annoyed that he submitted the report which was not factual and made on assumptions, which for this service cost me £400!

    What assumptions were made? Was no value of the property given at all?
  • No valuation was made at all, he assumed that the access was used for agricultural purposes - that it is not true. He also said the driveway was shared owned, which it is not, it is owned by may parents and has a shared access to the house next door. They declined the mortgage because of the shared access of the driveway ( thats fair enough if thats the rules) but it was the assumptions and all he kept saying was i have three other properties to see today.

    Unfortunately this can sometimes be common practice. You're certainly right, making assumptions especially when the outcome is so important is highly frustrating.

    Whilst you cannot make a complaint regarding the surveyor, what I would suggest is speak with a mortgage adviser, as they'll be able to source a lender which is potentially accepting of the known circumstance, and also source you a lender which potentially offers you a free valuation (saves you paying out again).

  • Thank you for replying, my mum was with him, i was not there.

    There are no more lenders, none that will lend where there is a privately owned drive with shared access :( i have hit a wall!

    I had a similar issue, my broker researched lender who would lend on non-trad houses (the one I was looking to purchase was a PRC pre-cast reinforced concrete). The house was in very good condition showing no ill effects (I am a civil engineer by proffesion and have worked in construction for over 20yrs)
    The lender agreed they would lend on PRC however the valuer turned up and at best I would say spent 5 mins there. Didn't even complete the valuation form fully, just put a comment on the bottom "Non-trad construction most lenders will not lend on these"
    I questioned this with him and had a poor responce, I went back to the Lender and they said that although they agreed they would lend on it they wouldn't go against the valuer who put the value as £0
  • I presume (at £400) that this was a 'valuation for mortgage purposes'? or as I call them a 'bog standard'
    Did your adviser explain the legal differential between a bog standard and a home-buyers report?
