EPC recommendation's???

Ok just had the Epc completed on house I am buying and the recommendations are a bit far fetched...
They recommend I install solar panels at a cost of £6000 to save £147 over the next 3 years...
How is that cost effective???
Also they marked down low energy lighting even though the house already has them installed?
Other than that it comes out good, just wanted to say something lol...

The seem to say that on all EPCs. After all, solar panel and low-engergy lighting are valid ways to increase the energy performance (cost aside) of the property.0

the person doing an EPC works off a tick list, either it is there or it isn't. As you say the cost effectiveness of the energy saving is not a part of the tick list and no intellectual input is required to write the EPC report.
Utter waste of time and resource, which is clearly reflected in the low wages the EPC "surveyors" get for producing this tosh. Pity it was not repealed when the "home report" failed so ignominiously to impress either buyer or vendor and was scrapped.0 -
EPCs also recommend things like upgrading the gas boiler for £2K-£4K for save £80 a year.
Yeah right.
Only worth upgrading if it's knackered and you need a new boiler.0 -
I forgot to mention the insulated flooring at a cost of £1800 to save £64 over 3 years also...0

EPCs are not worth the paper...... ignore.
Use your own common sense and research. If you can get a solar panel grant, do your own research into the costs, and what savings you'll make, and then decide.
EPCs ALL give stupid estimates of what you'd save with insulation, light bulbs etc - the computer generates this garbarge.

annoyingly if you want to benefit from the RHI payments if you go for air pump heating etc you have to adhere to things like cavity wall insulation first , and i will never have cwi as long as im aliveNever, under any circumstances, take a sleeping pill and a laxative on the same night.0

Low energy lighting is LED lighting. CFL would be marked as 3 stars. By switching from CFL's to LED's you can save 50% on your lighting costs. They aren't cheap though so probably not cost effective but that doesn't matter.
I do like EPC's they give some information which is useful.
I have eliminated many properties on my searches based solely on what the EPC has said.:footie:
Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.

EPCs were a great concept, which has been ruined by the way they are calculated. Instead of doing a sensible, considered guide tailored to an individual property they have been reduced to an exercise in paperwork.
Friend's property was marked down because it had cavity wall insulation. My old property was marked up because it had non-energy efficient bulbs. In neither case was the assessor paying any attention to the property being viewed or even the owner's comments, it was all just made up on the spot. I wonder if the EPC could have been any less accurate had it been done without a home visit.0 -
Bear in mind that there is a big drive on renewalble energy and reduction of omissions. Regardless of the bill energy companies & the UK government have got targets to hit so they can tick their boxes and say that they delivered.
