Property valuation

I have arranged to have a surveyor come and value my flat. The estimated value of the property is between £395,000 (from zoopla's estimate) and £440,000 (lender's estimate based on the halifax index).

My question is would I be able to influence the surveyor's decision? I mean £395k to £440k is a big difference and could be subjective. Would I be able to tell them the price I'm hoping for? Will they take that into account?

I'm actually hoping for a lower valuation due to some personal circumstances.

    I wouldn't rely on any value given by Zoopla.
    Retired at age 56 after having "light bulb moment" due to reading MSE and its forums. Have been converted to the "budget to zero" concept and use YNAB for all monthly budgeting and long term goals.

    Both Zoopla's estimates and the Halifax index are extremely rough indications of possible value, and the "real" figure may not resemble either of them.

    I would forget about trying to influence the surveyor, they'll be making their assessment largely on the basis of the size of the property and recent comparable sales in the neighbourhood.

    For best results let the valuer do their job and don't give them the hump.
