Discretionary Trust

My partner and I have recently taken out a mortgage together and during the process, our lender gave us a Discretionary Trust Deed document and told us to think about what we wanted to do. Now we've moved and the dust has settled, I realise I have no idea what it is and whether we need it or not! Is anyone able to explain it in very simple terms?
