    No not mixed up. Far to much focus on interest rates in isolation. Rather than targeting in reducing the capital debt owed by whatever means is possible.

    ok, I get that but I'm obviously doing something wrong?
    when I put 150 @ 4% over 25 years in to a mortgage calculator I get 237 repayable - 87k interest
    130 @ 6%, 25yrs I get 251 repayable 121k interest (rounded)
