Need help to choose 2 years or 3 years fixed

Hi.
This is my current scene.
I have received two options from woolwich to remortgage my flat.
Remaining mortgage: 200 k
First option is for 2 years fixed at 1.77% with £999 application fee.
Second is for 3 years fixed at 2.29% with same application fee.
Now based on current market, base rate, brexit referendum and future housing market.
Which would be the ideal option to choose from?
If I choose short term will I be in safe side after 2 years or vice versa after 3 years term?
I also have plan to sell this flat and move into bigger in near future. (Probably within 2 years)
