Two flats into one house and mortgage application

Hi All

I have recently had an offer accepted on a house. The house is currently two flats, but has no significant structure changes required aside from having two kitchens & bathrooms.

Do you have any advice regarding obtaining a mortgage as a number of lenders we have contacted have not been accepting of our situation.

We have managed to agree to get the kitchen upstairs taken out beforehand the purchase is confirmed but is there anything else I should be aware of?

    I know someone who is going through a very similar purchase to you.

    In order to secure the mortgage, he has had to request that the seller reverts the gas and electricity supplies back to one single supply (currently two separate supplies for each flat) - same for water as well I think. Seller also has to remove a partition wall that separates the downstairs flat from the upstairs. In other words, the seller needs to get the property back resembling a single dwelling as much as possible.

    The seller is currently living in one of the flats (and the other is empty I think) and wants to sell them both as one unit.

    As suggested above, a single electricity supply is better news than two supplies.

    You should use a mortgage broker.

    There's no need to remove a second kitchen from the property to get a mortgage on it. A house can have two kitchens.

    You can also have as many bathrooms as you want.
