House will not sell !

Friend has a house that she cant sell, house is in good condition etc but no has not had any interest at all She is thinking of getting one of these house buyer companies in, and was wondering if anyone knows the best one to approach, or has anyone got experience of this or should she just forget it ??

    How does the price/condition compare with others nearby?

    Does the house have any strong defects (area? house itself? neighbours?).

    Is it overpriced for the area it's in? Maybe she should ask estate agent why she hasn't even had any viewings.

    Its not over priced for the area no defects and in good order, but middle terraced and house next door is rented to a young mother who does store rubbish in the garden eg old televisions. She has lowered the price changed estate agents, tidied her garden etc but no viewings. What sort of price would these buy any house offer, the property is on for 95k at the moment

    Everything has its price. If it isn't selling then it is too expensive for the area and next door neightbour. You don't say which area of the country it is in. Are there a lot of 2 bed terraced houses for sale in the area? If so how does the price of your friend's house compare to those.

    No interest means overpriced. No one can see the stored televisions unless they view and you say there haven't been any viewers so it has to be something that is putting people off straight away and what usually does that is being able to buy a similar house in a similar area for less.

    It is 99% likely to be due to price. These companies that offer a quick sale offer you a crap price, then lower the offer again before completion. If you need a quick sale, price it attractively through an EA, or sell it an an auction.

    Your friend could consider knocking on next door and telling her she appreciates it might be hard to get her stuff to the tip (without a car etc) so could she offer to do a few tip runs for her as it will help her place to sell.

    At least then if she gets a viewing they won't be put off by the junk. It could pay off by a few thousand for an afternoon.

    How many televisions does the neighbour go through in a year, or do they trade/repair them? Can`t see the garden as the best storage place though. Struggling with this one, most councils are pretty strict nowadays about tipping and storing rubbish in gardens, should just take a phone call to get some action taken if it is really that bad. Not as if any potential buyers have seen this "eyesore" of a garden yet anyway though is it. If no one is interested the price is too high, not the pile of TV`s next door.
