Help! Shared Ownership Mortgage Req!

Hello All ,
I am literally snookered and require information / guidance fast.
Essentially I have an opportunity to purchase a 50% share of a property , the problem is I have only been in Self Employment for 12 months. I have a good 15% deposit in hand , good credit history and I am earning consistantly well as my first year of accounts prove.
The HA will not accept a self cert mortgage on the property and have advised me to try and seek a deal with a normal "High Street" lender.
Is there any lender out there who would entertain my needs with only 12 months of accounts to show.

Halifax "may" look at it if you get an A or a B pass on their credit score.0

What type of self employment are you doing? If it is the same job as when you were employed, or you are a contractor, it will be easier to sort something without going down the self cert route.I am a Mortgage Adviser
