Studio Floor space. The magic 30sqm.

Hi all,


I know most lenders won't lend on a Studio with less than 30sqm floor space; my question is, is the bathroom included as part of this 30sqm requirement? i.e. is the total floor space that the lenders are interested in, a sum of the studio room, kitchen, and bathroom floor space?


Or is there some rule that the bathroom is not considered?
