New build cost (NI 2016)

I've just bought a 1/2 acre plot of land with story and a half 2500 sq ft house passed on it (outline planning). I was wondering if anyone had any ideas of how much it cost per sq ft to build?
Also debating timber frame / traditional brick builds, if anyone has any views on timber frame I'd be glad to hear them!

There are a million variables that will have an impact on the price but £75/sq foot is probably achievable giving a pretty decent standard of a finish.0

Cant comment on 2016 prices, but whatever price you settle on, allow at least 10% contingency and a significant amount for siteworks. Our driveway / fencing / back yard concreted / garden in / pavers and patio came to £21,000.
Unless you really must, i'd go for brick build. Much quieter when built (no creaks), less noise transmission and better (?) insulation.0
