Hi,
My husband and I are looking at buying our first house. I have some large defaults on my credit files from four years ago so my husband is doing a single application.
We have one child together and I have two children from a previous relationship who will also be living with us.
My mum is gifting us the deposit so we have a LTV of 40%.
So I have a couple of questions:
Will mortgage be ok to go through with my mum gifting the deposit to us and the mortgage in his name or will they be iffy about it?
Who will count as dependents on his application? will it just be our son? Or all three children? Will I be classed as a dependent even though I'm not on the mortgage?
Any help or advice greatly appreciated :-)

This is not a given for many lenders - check it out carefully with any potential lenders (preferably in writing - as 'Dolly' on the desk at many branches is not a reliable source).

I would contact a good independant broker who specialises in adverse credit, you need to be getting mortgage in both your names; i wouldnt risk my name not being on the mortgage & deeds if it were me. I'd also want to protect the money that is coming from your mother.Current Mortgage 01.10.17 £113,513.88
