Mortgage Calculators Accuracy

How accurate are mortgage calculators?
Myself and partner have 50k and 43k (93k) income. This is take home pay of around 5300 a month
No debt.
Nationwide and Santander calculators both say they could lend up to 440/450k
Obviously, this is dependent on checks.
We have 50k deposit; in theory could we get a 400k mortgage (would be 1800 per month roughly which we could afford) and therefore a property of 450k?

Accurate in = Accurate out
If income is all base salary then not even a FTB could screw up that part of the data entry (assuming employment history/status matches criteria)Hi, we’ve had to remove your signature. That is all salary on jobs that are permanent yes. Not FTB though. The money comes from a sale0
