How to have a Lodger in Leasehold Flat on Residential Mortgage

Hi All,
I am buying a new-build Leasehold flat on residential mortgage for residential living.
After exchanging the contracts I realised that- there’s a clause in the lease banning sub-letting. And its not possible to amend this clause. [I would imagine this clause must be there to stop apartment having houses of multiple occupation kind a thing]
But I would like to have inability to have a Lodger, for spare room.
The builder has pointed that- you should get back to us through your lender for asking for permission for keeping Lodger [This is bit controversial if not confusing as Lender would like to stick to Lease terms]
I have mortgage offer from Nationwide.
Kindly advise your thoughts on how to go about it in case of leasehold flat? i.e. what kind of permissions do I need before keeping a Lodger .
What do I need to tell the Lender? Do I need to take permission from the Freeholder/Management company if its not a sub-let but just a Lodger/Paying guest?

You would give a lodger a licence to occupy the room. It's not a tenancy.
You do not need any permission at all to have a lodger.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.
