Hello. I am interested in buying a house owned by Mr M who also owns M's estate agents. My offer has been accepted but M's is now saying that Mr M won't sell the house to me unless I sell my house through M's. I don't want to do this but fear that I will lose the house if I don't. This seems to me to be unethical and bullying . Any thoughts please?

Put it on with who you like. Find a buyer. If it's still up, offer again. As Dan-Dan says, it's pointless doing anything before that (unless of course you don't need to sell yours to move).

It's Mr M's house to sell, he can add any conditions he likes to the sale of the property. Nothing to do with Ethics or bullying.0

He is taking advantage of the OP's desperation to buy the house. In this case by using his own estate agents. Others just ask for more cash. Amounts to the same thing.

He's just trying to make a further buck on the deal. I guess hes expecting a higher than normal fee for selling your house?
He's protecting his sale, by having full visibility of your chain - if only we could all do that

The only comment about it I can appreciate is that he has full visibility of the chain. I'd still tell him where to get off though, unless he did me a 0% deal to show it wasn't all about the cash!

Its probably not just anyone offering though. This particular buyer must be selling in his catchment area (I take it this is a small agency) plus not have put their house on the market yet either, as it would be impractical for this to be a blanket restriction when buyers may be locked into another agency for quite a time and in any case may have a buyer already arranged.
I suspect the post from dan dan has nailed the reason. And if the M agency is willing to do a deal then why not use them? They may even have a prospect lined up right now, if so they could afford to cut their price.
OP is in no position to dictate terms, so they either cut a deal, walk, or swallow their pride and get screwed over.0 -
