Help with Remortgaging

Hi there,
I would like some advice on our remortgage that we are taking out on our home please.
We have been in our home for just over two years, on which we originally borrowed £100,000
After two years the mortgage advisor requested a loan from the new building society of £97,500
We need work on the home so the mortgage has been delayed slightly by around two months at the moment.
Shouldnt the amount we loan from the new bulding society come down based on the delay? ie we shouldnt be borrowing as much.
Please provide any advice you can as I am confused.
