Have noticed how much prices have increased recently in the M11 corridor
Any thoughts on how fast prices may continue to rise?

IN a similar commuter belt we have seen eye-watering increases in asking prices and lots of sale-agreeds but then in the last month or so we have seen a surge in supply and in the last few weeks the 'new' listings on rightmove have included a plethora of reductions - could the removal of btl interest at the lower end be hitting the whole market?I think....0

i have been looking at the essex area for about a year - loughton to be precise - and on a particular rd - prices have gone up by almost 100k - yes 100k... the road is called the Broadway... 2014 dec/ 2015 jan - 350k for a property - late last yr - next door was sold for 460k.. now i was told the vendors did a massive overhaul - decor etc - but there was no extensions built etc..
just worried if a recession does truly hit0 -
Wondering if agents are also being over ambitious - for some roads the prices are way over what recent sold ones have gone for. Worry is about finding the right balance - surveyors look at the last few sales not agent prices, so if one puts and offer down and sorts out a mortgage they could face having to make up the difference between mortgage agreement and price agreed0

We need a new city built every year to house the newbies, that's one serious amount of upward pressure on the market. Central banks talking about lowering rates. Banks lending more money than before.
