Flying Freehold

We are buying a house which has a flying freehold.

Only one room of the house flies over another property. It is a second bedroom.

However., another 2 properties fly over us. Over the kitchen and master, i.e. large bedroom.

The mortgage provider will lend if up to 25% of the property is a flying freehold. I thought this would be ok, as the bedroom that is over another property is tiny.
But do they count the properties that fly over us in their percentage?

The survey is on Friday, so I assume that it is on this they will make their decision.

Thanks. I have got myself a bit worried.

I think (so not 100% here) that it is the portion of your property not actually in contact with the ground.

So if your property is mostly freehold and a single bedroom sticks out over someone else's property, the flying bit would be a relatively small percentage.

Someone who has a bit which sticks out above you that's their flying freehold and their problem, not yours.

You're going to have to wait for the surveyor's opinion on future marketability as that will determine if the property is considered suitable security.
