Mortgage Application - Legal Fees etc

Hello,

I have a decision in principle and we nearly have the additional fees needed to purchase a property (stamp duty, legal fees etc). I wondered if after making an offer for a property, the mortgage provider needs to see evidence of the additional fees? We would only be about 6-8 weeks off having the additional fees.

Any help or experience would be greatly appreciated!

    They didn't ask to see my fees only deposit. I don't think you will have any issues.

    our broker has asked for evidence of fees. however lender not.

    I wasn't asked to give proof of additional fees. However I had my additional fees all ready at the point of applying for my mortgage, and found myself starting to have to pay for things relatively quickly e.g. had to pay my mortgage application fee and valuation fee (£495 + £315) on the same day I applied for my mortgage, and then some fees to my solicitor the next day (£200) so she could start doing the searches. So what I would say is make sure you've got some funds available pretty quickly so you can get the ball rolling with things ASAP.
  • Hello may I ask how much all your fees and costs are? We are going through the same process at the moment. The solicitors are asking for part of the money upfront before they start any of the searches and the total cost is £1400, £2700 including stamp duty and land registry. Our only worry is all the extra charges such as digital transaction fees ect as they look like they could mount to a further £120. We were not asked to show our broker proof of evidence for the money of this but didn't expect it to be in the region of £3000.
