Mortgage appeal halifax any chance?

Hello everyone. Just wondering if anyone can help or maybe reassure me I have a chance of getting our mortgage appeal through.
Basically we reserved a new build home, got a mortgage in principle and then in full, however just before exchange we changed our minds ( garden was much smaller than we were told) but swapped to another new build plot £1000 cheaper. Halifax wouldn't let us simply the change the amount and the property details so we had to reapply all over again.
Fair enough. After reapplying they have refused our application saying out credit score is too low!!! Having had a panic look into my credit score/history my score has plummeted because they (halifax) did a full check on my credit score 5 times. Which had a massive negative effect every time! The only other negative thing on my credit history is moving house 2 months into rented so we can buy our new build home. We had no choice because the builder won't allow a reservation until you are ' precedable ' ie renting or living with parents. My credit score was 986 it is now 620!!
Is this a case of computer says no? Will I have a chance if a real human looks? Or should I forget and accept I'm renting for the foreseeable and will loose my new house??
Thanks for reading

Sounds like you've gone directly to Halifax.

This is unlikely to have anything to do with the credit checks and Halifax won't even see the made up score that Experian have given you.

I'd imagine it's more down to something around your house move if anything. Is there any chance a bill was missed in the move?

You're probably under a deadline given that it's a new build so personally I'd suggest ditching an appeal and going with a new lender having spoken to a mortgage professional.

  • Thankyou so much for you reply. We have used a independent mortgage broker so didn't go it alone. There has definitely been no missed bills or anything else. My partner got into a small amount of debt 20 years ago and is now obsessively on the ball. Halifax told our morgage broker it was because our credit score fell under a certain bracket.
If our score is so low that the Halifax won't accept us will any other lenders? Thankyou again

There's so many variables at play so it's hard to pin-point a reason sometimes... it's plausible that you were a border line pass originally and adding a recent change of address into the mix pushed it over the line though.

I've no doubt there'd be other lenders available to you, I'd ensure your broker has a plan though and doesn't just apply to a bunch of lenders with their fingers crossed.

    Good luck :)
