HSBC 3 year fixed - "Application fee" - refundable?

Hi,

We're in the process of getting a mortgage on a property we've had an offer accepted for.

The best deal on the MSE site for a 3 year fixed mortgage is with HSBC, the fees breakdown seems to include a £600 "application fee" - am I correct in thinking that this is non-refundable? i.e. if the mortgage application is turned down or the sale doesn't go through? Has anyone had any experience/problems applying to HSBC (and getting turned down themselves?)

It's a lot of money so I thought I'd check here first, any info would be great!
