Self cert Remortgage

I have been mulling over getting a remortgage and decided to go for it.

Problem is, I can't find a whole of market broker in Birmingham where I live! I tried moneysupermarket but they won't give me a quote. Is there as website? Does anybody know of how I could find one near to me?

Also, do lenders take tax credits into account as income?

Also, how do self cert mortgages work exactly? How many years do you need to have been in business.

    Some lenders will accept a self cert case with no trading record whatsoever so time trading is not an issue. self cert is used for those who are self employed, those with various income streams, so for example an employed recruitment consultant with commission making up the bulk of their income. you can include tax credits and other bits as well

    if going self cert you really do need professional advice. i don't know any mortgage brokers in birmingham personally but you might have a bit of luck if you try one of the following websites


    www.unbiased.co.uk (IFA's and mortgage brokers)
    www.findapro.co.uk - all professions and trades
    www.yell.com - search under mortgage advice and your postcode
