Not unfair there is a transfer of debt which is consideration for stamp duty purposes.
If needing a mortgage could buy as tenants in common with shares that reflect no gift and reduce/mitigate future SDLT then sort out once married.
Will simplify mortgage starting that joint.0 -

Yes, and if they were taking over half a mortgage of £250,000 or lower there would still be no SD to pay.0 -

I would say it's unfair, the GO choose to see a couple as "one unit", hence the argument that it makes no difference if one partner is not a home owner, SDLT applies. If this is the case why do they not see the "one unit" when trying to add a partner to a residential house? Surly it should be seen as one and the consideration applied to "one unit" Seems like the GO want it both ways.0
