When to end a rental tenancy when buying.

    We are giving one month, and we are planning to move in before. Ideally we want to complete around the 1st June and give rented keys back on the 9th- we need a lay a new carpet in the rented too so.

    You need to what? Why isn't the landlord laying new carpet. That's a wear and tear item. If you've used it and it's worn out then that's up to the landlord to replace.

    How long have you lived in the rental property?

    Are you in a fixed term? Outside of the fixed term on a monthly tenancy you would only have to give one months notice. It doesn't matter that the tenancy agreement says two months as you only need to give one. I would wait until you have exchanged contracts before handing in your notice.

    Generally landlords can be very reasonable and if you just speak to the landlord you should be able to agree to leave on any day you want. There's no need to be homeless for a period of time.

    We signed a new tennancy agreement after our fixed one ended and it requires two months notice, we spoke to them last week and they said that still stands despite us keeping them informed from as soon as we had our offer accepted, which is a bit ridiculous as where we are the house will be snapped up the next day so they don't need to worry about finding new tenants.
  • We had a kitten a while ago who pulled up the corner, its frayed about a foot across and 1/2inches deep. Annoying as just that patch. It will cost £120 to get an off cut the same and lay.
    Weve decided to just do it rather than LL charge more.

    (Id rather just patch it up but hubby says no, weve lived there over 2 years and weve not asked anything from him)

    So do people tend to give notice when they exchange?

    Depends what the contract says that you exchanged. Speak to your solicitor if unsure (but hopefully the solicitor explained it to you before were asked to sign it!)

    It would be very unusual for a contract to specify the date of completion (it's normally subject to say 14 days notice) but you should have a long-stop date included ... but that could be say 6 months after the 'verbally agreed' completion date.

    (One exception is a brand new home where developers often won't even agree to a long-stop date in the contract, as they may still be building the property and can't guarantee they when they will finish it)
