    For most lenders this is a remortgage of an unencumbered property.

    Some lenders won't lend until a property has been in current ownership for at least six months.

    The main issue is removing your Mother from the ownership and having a lender accept she will continue to live in the property.

    She's gone from having a secure home with the local authority to having a secure home that she owns. That's a reasonable step.
    She'll then be going to having no security at all. She'll be reliant on you keeping a roof over her head.

    Now, I'm not saying that she'd be crazy to do that because you're some sort of evil scumbag. I don't know you. I'm happy to assume that you're a good guy. But ever too often I've heard stories of people doing the dirty over family members or former friends to make a quick buck.
