Will credit card make mortgage fall through?

I am in the process of buying a house for £200,000 with 10% deposit through a high street bank but really worried it will fall through.
When I first wanted to buy the house I currently rent I spoke to an in store advisor who gave me an agreement in principle for a 10% deposit as I was expecting to pay max £180,000 leaving me enough savings for other fees. The price went up to £200,000 so I went back and asked for a 95% mortgage as otherwise I wouldn't have enough for fees. She looked at her system and said yes we could do it but when I went back to see her after offer was accepted she said that the 95% mortgage was no longer showing as available. She did some sums with me and suggested I get a credit card to pay the solicitors fees etc. I took a few weeks to think about this and in the end applied for the 10% deposit mortgage and a few weeks later got a credit card with money transfer for all the fees.
When she phoned to make the mortgage offer to me I told her I had got the credit card as she advised but she said this could affect the mortgage going through as there is one last credit check before the mortgage is released. I was furious as she had advised me to get the card in the first place! (She insists this was not advice a merely a suggestion but I would not call it that) . She added the card to our application and said it was not showing on our credit report yet anyway and i recieved my written offer. The card is now showing on my credit report and I am so worried this will mean the mortgage does not go through.
I have also read that if the mortgage falls through between exchange and completion I will lose my entire deposit!
Can anyone advise if this is likely to happen?
Sorry for a lot of info, to be true the whole experience with this high street lender has left me feeling very stressed!

  • Really odd for her to have even suggested the credit card, but that's in the past now.
    They won't necessarily credit check you again, is suggest trying not to use the card if you possibly can - maybe a family member could lend you the fee money for a few days and then you do the card transfer after completion? It won't help if they check your available credit, but will on the potential balance of actual credit.

    Which company is this with? I am thinking why would a lender after offer do a new search? I've never heard of that before only if the offer had expired. I would personally make a complaint to the bank and however she says she didn't advise she so did. Was it an advised or non advised mortgage?

    If there's no balance on the credit card and she's added your card details on to the application(as you'd told her you'd now got it, so I assume she's noted that and taken that into account?), then I would think you're ok.

    I'd be wary of using the credit card but I assume you pay the fees etc after you've purchased it ?

    But , I'd second the advice to complain (possibly after you have the mortgage) as it sounds rubbish advice.
  • Thank guys! �� The bank said it's a light credit search that is done when they release the funds. Feel sick with worry if we don't get the house we are left homeless.

  • Even if there is a balance on the credit card most lenders will take 3% of the balance as a monthly commitment and factor into the affordability calculation.

    As long as you haven't stuck many thousands on the card you should be ok.....
