Documents sent between mortgage offer and exchange?

Hi
Our solicitor has gone on holiday for a week otherwise I would have asked her, but basically we received our mortgage offer letter from Natwest last week with no special conditions per say, but it did say under another clause in the valuation survey that a mining survey would need to come back clear for them to offer a mortgage. We've got a clear mining survey which solicitor sent off today (colleague sent off apparently) but mortgage offer has already been offered which is puzzling me as surely Natwest would hold off till they received the mining results? What documents do solicitors send to the lender in between mortgage offer and exchange?
I am probably (hopefully) worrying over nothing but at this late stage I was hoping we'd already jumped through all the hoops and that exchange and completion were our final steps and would happen soon as sellers want rid asap as house is empty and has been for 2 years (following a murder!) and we're in no chain.
So can anyone help me sleep better tonight and reassure me that its normal for solicitors to still be sending documents after offer is made? I'm just desperate to exchange and so worried things will still fall through somehow!
Thanks

if you've got a clear mining survey I wouldn't worry about. Pretty spooky someone being murdered in the property though, did they catch the murderer? I'd be more worried about that0

Yes murderers caught and imprisoned for at least 20 years! Luckily house has had complete renovation but we will still get it blessed just incase as previous owner killed in living room eek!
And thank you, I'm sure I'm just being paranoid but it's such a tense time!0 -
I should probably add that all conveyancing checks/surveys were completed early on as vendor wanted a very quick sale so we were advised by our broker to instruct solicitor straight away upon initial mortgage application to get the ball rolling. The only thing that was late coming back was the mining survey. There's nothing left to do search wise now.
So what happens now? If Natwest are happy with valuation do they send my solicitor the ok to draw down funds when needed?
I wish my solicitor wasn't on holiday, I've got a hundred questions and no idea of a realistic timeframe for exchange/completion (and sofa I like is only reduced for one more week but I'm not brave enough to order incase it all falls through)0 -
There's nothing else you can do now other than hassle the solicitor, which seeing as they're on holiday isn't possible. You can't even book removals etc until you have a date. Just sit tight and then contact your solicitor every few days when they're back just to let them know you're there!
Our completion took around 12 weeks from offer.0 -
I'm intrigued, aren't you spooked out that there was a murder there? I hate the thought that people will have died in our house (which is stupid I know) so knowing there was a murder would tip me over the edge !
As for processes....we are similar position to you.just got our natwest offer through today.
Once searches are back (& for you -you've already sent mining search to natwest) then I think you start talking dates.(that's what our solicitor said)
Ours was waiting on a couple of things first so I think you're ahead of us.
Is there a colleague of your solicitors you can call? Sounds like you're almost there though .
I love what you said about sofa offers as I'm exactly the same as I'm desperate for offers to stay valid for a few more weeks!
Good luck-hope it goes smoothly.0 -
Good luck to you Frugalsmurf! Exciting but so nerve-wracking!
Yep the murder is definitely something that's taken some getting used to, but although it was really sad (and it was a very public case and trial as horrific attack) ultimately the house has been completely renovated beyond all recognition and has been empty for 2 years and we got 25k off the asking price so that coupled with the fact there's loads of potential to extend and further improve, it's a case of having a logical head and maybe getting a priest into bless it first! I reckon on a few dark nights we will hurry past the living room (where it happened)!0
