    Thanks everyone

I'm mortgaging ta the minute and going to the max so I can't help out in that respect then.

Looks like her options are...with no 1 being the bets in my opinion but I would appreciate yours.

1 - It looks like her best option is to sell up and move to rented an get a clean break but I don't think she will want to do that. Id she rented she would probably be entitled to Housing benefit but that's for another day - I have no clue about benefits.

2 - See if my Dad and her get can get a mortgage together, he is recently retired and has a share the sale of my nans in the future which could help. I think he has been banking on that for his pension though.

3 - Stay in the house and hope that they can always continue to make the payments, knowing that it he could stop contributing and making life difficult. He also owns half the house so is fully entitled to move back in it as far as im aware.

I think the charges against the house, are all in his name and shouldn't effect my sisters share (im sure this is what Citizens Advice said) they relate to old loans/credit cards he has had over the years and my sister has been unaware off.

As you can imagine - he is not the most reliable of chaps.

You really need to clarify this, as debts in one persons name against a joint property should be registered as a restriction rather than a charge. Such restrictions do not prevent the sale of the property.

Okay - thanks for the clarification. I may have used the wrong wording. It must be a restriction then but the devil will be in the details.
    Scoops :)
