Self Employed and Living Abroad - Will I get a Mortgage?

I'm hoping someone with mortgage experience can offer some advice...

I have been living abroad since 2011 and will be returning to the UK in August. By then I hope to have found a house to buy (my first home) as my parents will be looking for the house while I'm not in the UK and will be living with me and my partner once we buy it.

I am self employed in England and have been running an online store for the past 9 years. My wages from that were between 35-45k up to 2011 and since then it's gone down to around 20-24k as I've had to pay somebody to take care of things in my absence. I started a business in Canada at the end of last year and get paid around 20k in british pounds.

I will have around 60k for a deposit on a 200k house which I'd like to pay off within 15 years.

Can anyone tell me how likely it will be for me to get a mortgage? I'm worried that, because I'm self employed and haven't lived in the UK for 5 years, I will get rejected.

    I think you will struggle until you have been back in the UK for around 6 months.

    Thanks for the reply :) Do you know if there is any way around this? My parents have to move out of their house in September and I won't be back in the UK until August.

    I had an enquiry last week that I could not place. Clients moved out of the UK 2 months ago and will be back in 2 months and I could not find a lender for it.

    I am not going to say it can not be placed as it is not really my target market but I could not place it.

    Having returned to the uk twice in 2009 and 2015 - its very difficult to get a mortgage (or, as an aside, travel insurance) when you've been back less than 6mth. Non standard employment increases the complexity.
