Specialist Mortgage FTB, Contractor, Personal Debt

I hope someone may be able to offer some sound advice, we've been told both ends of the spectrum so it's difficult to know how best to proceed.

Situation is this.

FTB, property price of £300k, 10% deposit available, Limited Company Contractor - split dividends with wife (joint shareholder), joint income of 100k+, however we are showing current personal debt of £28k due to car, holiday and a wedding renewal (next year).

We had a DIP from HSBC but I haven't proceeded due to it being something I want to make sure is as good to go as possible. I have spoken to a specialist contractor mortgage advisor who has said we will need a higher deposit and a different one who has said it 'should' all be fine but we might have to accept a higher APR.

My question is, are we being realistic that we will get a mortgage at all.....? If the rate is slightly higher than so be it but I don't want to waste the vendors time if we can't progress with any real possibility of completing.

Thanks for any advice you can give and if its allowed, I'd be happy with any names of advisors who might be able to help direct.
