Can 'unfair' mortage charges be claimed the same as bank charges?

I know I've sort of asked this before but have now got a LONG awaited copy of the statements from my parents second mortgage.There are three chardes on there that I'm going to querie as I/we don't have a cue why they have been added.Can I reclaim the charges that have been added to the account for letters and phone calls? Each letter costs £10 and each phone call costs £20, and as the wording in the bank charge that "I do not believe this the true cost to them"? Also what about the "Unpaid payment fee" which the is one of £25 and four/five (I need to count them) £50 charges.Is anyone able to help?The mortgage is with paragon, if that makes any differents.

    It's the exit fees that can be reclaimed on mortgages I believe
