Mortgage require building reports

Hi not sure if posting this in the right place but I'm stuck at a loose end!
We had a valuation holding back retention. My broker is trying to get it waived.
Leeds BS require a report and quote from a specialist RE floor settlement/levelling with an insurance backed guarantee.
My fianc! works for a building contractor who can provide this but not the insurance backed guarantee.
I am struggling to find a 'specialist' and not getting much luck on Google.
Was wondering if anybody has come across this and how I can find a appropriate specialist contractor?
