    No problem, glad to have helped. there are some lenders who don't accept business from brokers, or only through select brokers.

    Just as an FYI, Tesco Bank will be offering through a broker network sometime this year. John Charcol believed to be one of the brokers.

    Interest Only is the other method (you only pay the interest element without ever paying off the capital). Not generally available to applicants of residential owner occupier mortgage products unless the applicant satisfies very strict criteria (e.g. HSBC only consider where at least one applicant earns £100K+ and can demonstrate a viable plan to repay the capital at the end of the term).

    Im hopefully completing on my house on the 27th of April. I bought with a 5% deposit for a property worth 94k. I suppose it all depends on your salary and incomings but it can be done.

    I used London & county as a FTB I didnt have a clue, they where helpful and found me a mortgage with Accord and made the mortgage process easy (Still stressfull). They are a "free" advisor, I presume they get there money from somewhere but did not cost me upfront
