Halifax FTB

Hi all,

Just looking for a bit of advice and reassurance really.

My husband and I applied for a full Mortgage with the Halifax on Wednesday and were accepted for a 95% mortgage. We have paid the £315 valuation fee and it has been instructed.

I know people say it's not concrete till the keys are in our hands but what is the likelihood of it being declined now? I am a constant worrier and can't help but feeling that any minute they are going to say no.

Any previous experience with Halifax?

    Do Halifax do another credit check?

    yes they do a full credit check on mortgage application.


    Good luck with App as having some late payments, a broker would have been useful if carefully choosing which lender is best suited

  • We have had a full mortgage offer accepted subject to valuation so have had one hard search already. Just wondering if they do any more.

    We did go through a broker because of husbands credit.

    We went through the Halifax and my credit score wasn't the best (two old settled defaults). Similar to yourselves we got accepted subject to a satisfactory valuations. As the property we bought is a new build there were a few issues with the valuation not matching the selling price, but we managed to sort this out and they made us the offer. By my own experience I would say if the valuation goes ok you should have your offer a week or so after.

    As the property we bought will not be compete until June, our broker warned us that Halifax can credit it check us again at anytime up until competion so we should avoid applying for any new credit until then (not that we were planning to). As we've already exchanged, he did say it's rare that they would pull the plug but it could happen if there is any material changes in outer circumstances.

    Anybody else's experience is pretty much irrelevant as their situation won't be the same as yours.

    Your broker would not have put you with Halifax unless they thought it would go through.

    Getting to this stage suggests the only remaining risk is that the property Does not meet valuation, or has a problem with it. We assume the broker has done all checks on your position and has all the necessary supporting documentation which also stacks up.

    One thing we cannot do is stop you being a worrier.
